If you are planning on selling your home or are new to our development and want to ensure a smooth closing, please direct the closing attorney (or paralegal) to this web page.
In the past, we have received panic phone calls on the closing date from a closing attorney (or paralegal) attempting to determine if the homeowners assessment is "current" for a property in our community. The following information is provided for assisting in the closing process, in addition to prorating proceeds from the closing between the Grantor and Grantee.
Q: When does the Homeowners Association Fiscal Year begin and end?
A: The fiscal year begins on January 1 and ends on December 31.
Q: When is the annual assessment due?
A: Mailings for the Annual Assessment are mailed in early February, which are due and payable on March 15.
Q: How can I find out if the Grantor (current property owner) is current in their assessment?
A: Contact our current Association Treasurer via the online form below (preferred), or the Contact Us reference. The Treasurer can also identify the current amount of the annual assessment, and any outstanding Special Assessments. If this individual is not available, request the Seller (Grantor) provide the CHLHA President's phone number via this website.
Q: How much time do you need to develop this information?
A: The information is readily available via the Treasurer, but two or three day notice would be beneficial since these individuals have regular jobs (Note: It has not been unusual to field phone calls in the past in the middle of the morning for an afternoon closing)
Q: ...but we are closing this afternoon, and I need the assessment information now!!
A: The majority of CHLHA neighbors are timely in their payment of their assessment----- but there are always exceptions. If it can not wait, withhold 2 years assessment (currently $600) in escrow at closing, until the CHLHA Treasurer can confirm the homeowner is current in their association assessments.
Q: What other information is available?
A: If there are any outstanding mechanics liens that have been filed against a given property (past years assessments). This information has been filed at the Lexington County RMC Office.
Q: As a new CHLHA Member, what else can I do regarding HOA Notification?
A: Use the Contact Us form to share basic contact information (Name(s), property address, email address, phone number(s)) with the CHLHA Secretary. This will begin the process to set up your account.
